1. Concrete slab

  • Waffle pod system H1 slab on ground.
  • In total 70 linear meter boring and piering under the slab.


2. Termite protection

  • Physical termite barrier along the perimeter of the slab.
  • Termite collars in all penetrations.


3. Doors and windows

3.1 Aluminium

  • Windows are standard size, powder coated single glazed with clear glass.
  • All windows and doors as per the schedule.
  • Frame colour to be selected within the builder’s range.  
  • 2 x standard size sliding door


3.2 Entry door

  • 1200x2340 solid timber doors from the builder’s range.
  • Maple architrave.


3.3 Internal door

  • Hollow core doors from the builder’s range.
  • 112 x 18mm FJ Primed Pine Door Jamb Set.
  • Half splayed timber skirting and architrave.
     

3.4 Garage door

  • Sectional overhead garage door as per the requirement.
  • 2 remote controllers for each door.


6. Framing

  • Downstairs 2.7m and upstairs 2.4m ceiling high.
  • All frame and trusses as per the Australian standards AS1684.


7. Plumbing

  • 1 gas bayonet for room heater.
  • Hot and cold water in all internal taps and shower.
  • Standard shower mixture and diverter from builder’s range.
  • In total 3 baths and one laundry.


8. External wall

  • Single-skin face brick wall only in the ground floor.
  • JamesHardie Stria in the U/S all around the house


9. Roofing

  • Standard concrete roof tiles from Monier.
  • Sarking as per the standards and requirements.
  • Standard metal fascia and gutter as per the plan.  


10. Electrical works

  • Single phase mains provisions.
  • Provisions for NBN connection
  • 13W led down light, total allowance are for 50 down lights.
  • One 2 way switch.
  • 35 double power point.
  • 1 x IXL unit in each bathroom and en-suite.


11. Air-conditioning

  • 12KW Samsung reverse cycle ducted air-conditioner.
  • Standard 7 outlets with 2 zones.
     

12. Alarm System

  • Standard Hills or Bosch brand security system.


13. Internal lining

  • 10mm plasterboard in all the walls.
  • 10mm plasterboard in the ceiling.
  • 90mm cove cornice throughout the house.


14. Painting

  • In total 4 different colours from the Dulux catalogue.
  • Glossy paint in all doors, skirting and architrave.


15. Water Proofing

  • Water proofing in all wet areas by licensed contractor as per Australian standards.


16. Floor finishing

16.1 Downstairs and Wet areas:

  • 600x600 floor tiles in the downstairs excluding garage.
  • 450x450 floor tiles in the wet area.
  • 300x600 wall tiles in the bathroom form the floor to the ceiling height.  
  • Tiling in the porch and through the ground floor excluding the garage.


16.2 Upstairs:

  • Carpet or engineered timber including the stairs with the same materials.


17. Stair

  • Standard timber stairs as per the plan
  • Timber handrail and SS balustrade.


18. Kitchen

  • 12 linear metres standard size cabinets.
  • Bulkhead above the overhead cupboard.
  • 6 drawers in total in the kitchen.
  • Blum hinges and soft closing click for hinges.
  • One double bowl SS sink within builder’s range.
  • Standard 40mm stone bench top.
  • Tile splash back in the wall against the bench.
  • Ducted range hood system.
  • 900 appliances (cooktop, range hood, dish washer and oven)


19. Vanity and Shower

  • Standard size wall hung Vanity up to 750mm and 20mm stone benchtop.
  • Dual flush white Back to the wall toilet suite with soft close lid.
  • Standard size framed clear glass shower screens.  
  • Chrome metal Taps and Bathroom accessories within builder’s premium range
  • 1 x free standing oval shaped bathtub from the builder’s catalogue.
  • Accessories: double towel rail in the shower, toilet paper holder.


20. Laundry

  • Single bowl SS sink with mixture from the builder’s catalogue.
  • 20mm stone benchtop up to 2m.
  • Hot and cold water connections.
  • Tile splash back on the wall against the bench top.


21. Wardrobe

  • Wardrobe in all bed rooms.  
  • Maximum door height 2040.
  • Standard sliding mirror door @ 2 in each wardrobe.


22. Driveway

  • Stencilled driveway, pattern to be chosen from the builder’s range.
  • Colour to be selected from available option.
