1. Concrete slab

  • Waffle pod system H1 or H2 slab on ground.

  • In total 120 linear meter boring and piering under the slab.

2. Termite protection

  • Physical termite barrier along the perimeter of the slab.

3. Doors and windows
3.1 Aluminium

  • Windows are standard size, powder coated single glazed with clear glass.

  • All glasses are minimum 6.38mm thick toughen or laminated.

  • Any frame colour from the catalogue.

  • 3 high doors sliding/stacker.

  • One corner window.

3.2 Entry door

  • 1200x2340 solid timber custom design door.  

  • Maple architrave.

  • Smart digital lock.

3.3 Internal door

  • Semi solid doors from the builder’s range.

  • 112 x 18mm FJ Primed Pine Door Jamb Set.

  • Half splayed timber skirting and architrave.

  • All internal doors are high door.

3.4 Garage door

  • Sectional overhead garage door as per the requirement.

  • Upgraded garage door.

  • 3 remote controllers for each door.


6. Framing

  • Downstairs 3.0m and upstairs 2.7m ceiling high.

  • All frame and trusses are T2 treated.

7. Plumbing

  • 1 gas bayonet for room heater.

  • Hot and cold water in all internal taps and shower.

  • Standard shower mixture and diverter from builder’s range.

  • In total 4 baths and one laundry.

  • Provision for butler’s kitchen.

  • BBQ facility in the alfresco.


8. External wall

  • Single-skin face brick wall only in the D/S.

  • 300x600 wall tiles in the bathroom form the floor to the ceiling height.  

  • Tiling in the porch and through the ground floor excluding the garage.

  • Feature wall in all the bathrooms.

16.2 Upstairs:

17. Stair

  • Monorail or cantilever stairs as per the design.
